Boston Net Positive Multi-Unit Building

This 44 unit building is targeting net positive energy and LEED Platinum certification. 

Place Creation.  Designed by Sebastian Mariscal Studios, the goal of this 50,000SF mixed-use development (multi-family 44 unit plus retail) is ‘place creation’ where community interests converge, linking artists, art-lovers, gardeners, bicyclists, residents, and neighbors.

E+ Building Program.  The Boston Redevelopment Authority (BRA) and Department of Neighborhood Development (DND) selected the proposal as the winning entry of the most ambitious RFP to come out of BRA's E+ Building Program, a series of RFPs that seek to demonstrate the feasibility of energy positive developments within the Boston area. ZeroEnergy Design is providing consulting for the project which is projected to reach its E+ goals of an energy surplus (net positive) and LEED Platinum certification.

Dwelling Units.  Each super-insulated residential unit is designed around an outdoor space that helps create a unified indoor/outdoor experience. Extensive air sealing and continuous insulation for the 10 unit types mitigate the generous surface to volume ratio.

Veggies & Solar.  The roof of the building includes a substantial community garden for growing vegetables and a 270 kW solar farm.

Systems.  Units are heated by radiant floors and a central ground source heat pump.

Energy.  After achieving net positive energy in the building, the excess energy is available for charging electric cars and bicycles.

Grant.  ZED also assisted the developer with a successful grant application yielding $388,000 toward the project from the MA Dept of Energy Resources.
